References
On your behalf we will take references on every individual tenant who is to be named in the tenancy agreement. we use an independent professional referencing company - any fees involved are paid by the tenant. This process will include full referencing and, providing they can be obtained, various financial references such as current and previous employment references, current lender or previous Landlord reference and a bankers reference. we may decide to also take a Guarantor to back up the tenants' ability to meet their commitments to you if required.
AGREEMENT
We will prepare the tenancy agreement for you. Usually we it is called Assured Shorthold tenancy which entitles the Landlord the possession of the property at the end of the fixed term. The tenancy agreement details the areas of responsibility between you, your tenant and us as your agent, basically confirming to all parties who is liable for what in connection with the property. It also clarifies what can or cannot be done to the property, such as who is liable for repairs or damages, maintenance and utility type charges. With all tenancies, the minimum initial period is normally a six month let, the maximum we would advise at any one time is twelve months. Renewals can be for any length of time, although for control purposes we would only advise a twelve month maximum. However if you wish to entertain a longer let and the tenant is in agreement, then we would discuss this and proceed on the basis of your instructions to us.
Inspections.
We make sure that the tenants looking after the property as we carry out the regular inspections during the tenancy
Maintenance
We will make arrangements, on your behalf, with our local contractors or contractors of your choice to carry out any such necessary works. Where there is an emergency repair, such as a burst pipe or a gas leak, there are different legal obligations on all parties and we may well need to instruct on the work immediately to prevent any further damage to the property or health and safety risk to the tenants.
Gardening etc Before the Tenant moves into the Property arrangements should be made for the garden to be in good order. There after T
enants are responsible for the upkeep of the garden. Alternatively, you may wish us to arrange for a regular gardener during the tenancy and reflect this cost in the rental charged.
GAS REGULATIONS
The government passed a law in November 1994 regulating the gas safety installations in all rented properties. ALL gas appliances, including pipe work, ventilation flues, meters and additional fittings must be certified by a registered CORGI gas engineer as safe. THERE ARE NO EXCEPTIONS. The certification must be carried out every 12 months and commonly is known as a Landlord gas safety certificate, or more technically a CP12. Please remember that only a Corgi registered installer can check for the safety of appliances and installations. It is our responsibility as Letting Agents to inform you of your obligations. We can arrange for the gas safety check to be carried out at your property.
ELECTRICAL REGULATION
In January 1995 it became a criminal offence to supply any electrical appliance that is deemed to be unsafe for human use. Electrical equipment is deemed unsafe if it jeopardizes the safety of people, domestic animals or property. The only way to ensure that your appliances are safe is to have a safety check carried out. We will ask you to remove any appliance that is left in your property for the tenant to use if we are slightly unsure of its level of safety. We can arrange for a safety check to be carried out at your property.
